    The back bedrooms are quiet.

    The hotel is on a very busy street, so we chose the back bedroom with the separate bathroom which was quiet. But the bathroom was quite far from the bedroom, and the room was very small, without plugins for the coffee maker and hairdryer handy. There was no where in the bathroom to plug in the hairdryer, and a tiny little mirror. We were rushed in the morning we wanted to leave, 1/2 hour before checkout which was at 10 am. Payment was collected immediately upon arrival which seemed strange.

    A courteous reception and good clear directions to use the local transport into Edinburgh. Comfortable and clean room and a good breakfast. It was good to have adequate parking as well.

    Very close to the centre 10 mins by bus to the Palace of Holyrood followed by a 5 min walk Ann, the owner was very polite and helpful in assisting us with all our requirements. Pleasant in every way.

    Quiet at night, carparking on site, bus stops outside , nice decor, park opposite; handy for south and east Edinburgh, Holyrood Park, Duddingston Village, Portobello etc (not so good for town centre). Helpful proprietor.

    The room was pretty clean and the bed pretty comfortable. The bathroom was nice, but not en suite. There is a bus stop right out side, so that was nice to access things.

    I rarely write reviews for places, let alone, bad ones, but I want to prevent others from going through what we had to go through. The wife owner was absolutely rude from the moment we walked in. It appears that she has no love for what she does, which is really sad for her and all who visit their guest house. Our stay would have been okay otherwise, but she made it miserable. We will never go back and hope others will pick a guest house in which people love to be hospitable. This place is definitely not family friendly either.

    We had a very warm welcome by Brian! Both were really helpful in booking trips or giving advise about Edinburgh! Our room was very cute and comfortable!

    Location. Period.

    Owners seem to feel guests 'invade' their home. Not the nicest welcome: unlike advertised, payment was made upon arrival. Our room had 3 beds, two of them always forgotten on cleaning. The worst relation price/quality ever paid.

    We stayed at the Aynetree House during our Honeymoon, and we couldn't have chosen a better place! Straight away the friendliness of the staff was welcoming and knowledgeable about the Edinburgh area. The house itself was cozy, clean & ambient with the candles on the tables & the nice Scottish music playing at Breakfast! Our room was tidied every day w/ special touches, so we couldn't have asked for more! Would definately go back again! Chris & Kristen

    Brian and his wife were very helpful. Breakfast was great!!! Service was excellent and good location. Bus stop in front of the house and only 20 minutes to City Center.

    Brian was especially helpful with tourist info and shopping info and breakfast was fantastic! He and his wife were helpful for refrig storeage of medication.

    The bed we had wasn't the most comfortable due to no boxsprings.

    Lovely atmosphere and room decoration. The hosts went out of their way to help us and were very, very friendly. It is very easy to take the bus to and from the city centre. Highly recommended for a relaxed weekend!

    The hosts Brian and Anne were wonderful hosts. Their humor was fantastic. The bus into the City Centre stops right outside the house and it was convenient to get into the heart of Edinburgh. Our room was clean and comfortable and the Scottish breakfast each morning was amazing!! Because of the Edinburgh festival going on the prices were high including the price of our room. But we really enjoyed our stay at the house. I would recommend it to others visiting Edinburgh.

    The prices are a bit expensive and it is further out from the Edinburgh City Centre than I thought initially, but it was fine. We planned accordingly.

    Not bad guest house, nice breakfast, helpful owners. I would say that it is quite a good place for 1-2 nights, but for longer period I would have chose another place.

    Location is quite remote from the city center, very small bathroom, it looks like the room was simply separated to living zone and bathroom.

    Clean. Good selection at breakfast. Friendly and helpful hosts. Very convenient buses immediately outside guesthouse to get into city.

    Our room was very small with separate bathroom (which didn't have a stand up shower). Bed was of average comfort. Breakfast felt slightly rushed in making you choose and was disappointed to find the first Scottish guesthouse that microwaved there porridge. Just lacked the breakfast finnesse with cheap bread and jams- despite being generous withjuices and portions.
